The McGoff Group has released the first visuals for its proposed development on Rochdale Road, which is currently in for planning and part of Manchester City Council’s Victoria North regeneration project.
The official CGIs showcase how the McGoff Group plan to transform the brownfield site into a contemporary residential scheme comprising 153 units made up of one, two and three bedroom apartments, set among green open space.
The release of these visuals coincides with the Group being awarded a subsidised loan from the Greater Manchester Combined Authority (GMCA), testament to its support of the scheme.
All previous images of this proposed development were simply work in progress visuals, created for initial massing and consultation purposes.
Having revised the original plans for the development, following feedback from local stakeholders, businesses and residents, the new, proposed plans have addressed the two main concerns raised at the consultation; proximity to the Marble Arch pub and lack of green space.
The building is now 13 metres away from the Marble Arch and there is a dedicated green space in between the pub and the apartments, a rarity with city centre developments.
The development adopts impressive green credentials with a robust fabric-first and fossil- fuel free energy strategy. It incorporates high performance building fabric, air source heat pump technology, mechanical ventilation with heat recovery and rooftop solar PV.
The scheme achieves a 71% reduction in regulated residential carbon emissions (compared with Part L 2021) and exceeds Greater Manchester’s space-heating demand target, delivering a highly energy-efficient development aligned with local net zero carbon emission objectives.
